11 Signs you need Flat Roof Replacement

Signs you need Full Flat Roof Replacement

If your flat roof is leaking, you are probably asking yourself whether you should repair or replace it.
There are several signs that will tell you that you need a replacement as opposed to repair.

1.

The greatest sign that you need full flat roof replacement is if the roof develops holes and water is leaking inside the building. You can do repairs if you only have one or two leaks, but half a dozen or more leaks are indicative that your entire roof has a problem and replacement is necessary.

If there are no leaks but you notice water damage to walls, discoloring or spots in the ceiling, you most likely have a leak and you will require repairs or replacement, depending on the extent of the damage.

Consider the time since the roof was installed. Different roof systems have different lifespans. However, because of the extreme weather conditions in the GTA, you should not wait for the lifespan to expire. As an example, the lifespan of PVC, which is the longest lasting single-ply membrane with a lifespan of 25 to 35 years, you need to consider replacing it after 22 years. The lifespan of modified bitumen is 10 to 15 years, that of rolled asphalt is 5 to 7 years (which explains its declining popularity), that of TPO is 15 to 20 years, and that of EPDM rubber is 10 to 12 years.

If large roof panels are disintegrating, stop-gap repair measures will not work since some more will most likely disintegrate soon. A complete overhaul is necessary in such a case.

If the vapor barrier is not extremely tight, you will most likely find moisture buildup under the roof. If, after the inspection, we find that the vapor barrier is torn, we will recommend a full roof replacement since it will be ineffective in preventing water from permeating the roof.

If the top coating of the roof is unable to resist strong winds, then the inner layers of the roof are most probably already exposed and you may need to replace it after confirmation through an inspection.

If you have leaks and other signs of water damage and after the inspection you find the edges have lost the sealant, the roof has most likely been damaged beyond salvage.

If there has been extensive pooling of water, you will need to work on the sloping. There are several products available in the market for this, even without replacement. However, unchecked pooling will most likely have led to damage, meaning a replacement will most likely be required.

If the roofing membrane and seams have tears and rips, a repair will suffice. However, if there are large tears and rips that have been unchecked and there are already signs of water damage, a replacement will be necessary.

10.

It is difficult to locate damaged sections in tar and gravel roofs. If we unable to locate the source of the leak, we have no option but to recommend full roof replacement.

11.

If the roof is sunken or wavy, this is a sign that water damage has taken its toll and immediate replacement is necessary.
