Roof Tune-ups

What is covered in our Roof Tune Ups?

You have most likely heard of a car tune-up, but have you heard of a roof tune-up? A roof tune-up helps extend the lifespan of your roof. The term is usually used in reference to asphalt roofs. Other than extending the life of your roof, you should also do a roof tune-up if you have roofing problems like leaks, in preparation for an inspection, and if you are looking to sell your home (since it greatly improves the curb appeal of the house).

At BRENO Roofing, we have a roof tune-up service for clients in the Greater Toronto Area. Most people do not know what this service involves. If you are one such person, below is what you expect from us during the roof tune-up

Full roof inspection & report

We will begin by inspecting your entire roof system, including checking the interior of the attic and home for signs of leaks, after which we will give you a written report on what needs to be done. We will also ask you for the history of the roof to help us in report writing. We will discuss this report with you and explain what tune-ups will be necessary, which ones are urgent, and so on. We will give you a free quote for the repairs that need to be done. It is up to you to decide if you will go for all the tune-ups or just some, based on your budget.

Exposed nail heads

All nails should be covered up with sealant. However, the harsh Ontario weather will cause the sealant to break down over time, exposing the nail heads. This is dangerous because the nail head can rust, paving way for water penetration. During the roof tune-up, we will either replace and seal the nails or clean the old ones and reseal, depending on the condition of the nails.

Damaged or inflexible rain caps

You will find rain caps, also called pipe boot, around the base of cylindrical penetrations like pipe vents. These rain caps should be flexible enough to offer protection against rain penetration through the edge of the pipe. If the rain cap is not flexible, or if it has been damaged due to sun exposure, water will seep through, causing leaks. At BRENO Roofing, we will inspect the rain caps and replace them if necessary during the roof tune-up.

Missing, creased, or cracked shingles

Due to the extreme weather conditions in the GTA, it is not uncommon to have shingles that have been lifted away from their tar strips by strong gusts of wind, that have been bent over backward onto self, and that are completely blown off. We will replace these shingles with new ones during the tune-up.

Nail pops

A nail pop happens when the nails used to secure the shingles begin backing out their holes. This leads to the nail lifting up the shingle, causing a hump. The most common cause of this is contraction and expansion due to continuous cooling and heating, which is commonplace with Ontario’s climate. When doing the tune-up, we will remove the affected nails and install new ones near where the old ones were. We will then reseal the shingles.

Flashings

Flashing refers to the metal used along chimneys and walls to keep water away. Ideally, flashing is supposed to last for tens of years. However, if they have not been properly installed (which is surprisingly common since this is the 2nd most common cause of roof leaks in Ontario), we will remove them and either reinstall if the problem was only poor placement or lay new ones if there is damage.

Vents, chimneys and utility jacks

We will inspect vents, chimneys, and utility jacks, as well as all other stub-outs on the roof, to determine if they are properly installed and weatherproofed. Other than weatherproofing, we also check to see if inspects and small animals can get in. If they are not sound, we do the necessary repairs.

Skylights

Do you have a skylight in your home? At BRENO Roofing, we inspect the skylight to ensure the minute fissures do not allow seepage of rainwater, which could damage walls and ceilings. You particularly need an expert for this because the small holes are difficult to locate and seal.

Ridge vents

We inspect the roof ridge vent to ensure it is not sagging and is not plugged with debris. Sagging and plugging with debris leads to moisture build-up and can lead to mold and mildew growth, which is both for the structure and for the health of your family and pets. During the roof tune-up, we will unclog the debris and take restorative action to undo the sagging.

Eavestroughs

We will check the eavestrough to ensure water is draining properly. Clogging of the eavestrough could lead to damage due to the weight of the water and seepage through inappropriate places (which can lead to water damage). Our team has the training and experience necessary to do eavestrough repair and replacement.

Clean up

If there are debris and leaves on the roof, we will do a thorough cleanup. Note that sometimes it is only after cleanup that all possible roof issues can be found. If there are trees around, we will advise you if they pose a potential problem.

Leak repair

If we find leaks, we will trace their source and seal them. If there are many leaks and we find a lot of work will go into repairs, we will advise you to do full roof replacement.
